Real estate reels for Florida agents: what to film and how to edit

A simple guide for Florida real estate agents: the shots to film for every listing and how to edit them into reels that keep buyers watching.

Buyers and renters looking at Florida homes scroll past dozens of listings a day. The reels that get watched show the best thing about the property in the first two seconds, then keep moving. Here's what to film and how to edit it.

What to film for every listing

  • The hero shot. The single feature a buyer will remember: the water view, the pool, the lanai at sunset or the open kitchen.
  • One smooth walkthrough. Walk the home in one direction, front door to backyard, so the edit can follow a natural path.
  • Detail shots. Three to five seconds each of finishes, fixtures, the view from the primary bedroom and anything new.
  • The lifestyle around the home. The dock, the community pool, the walk to the beach or the nearby downtown. Florida buyers are often buying the location as much as the house.
  • A 10-second agent intro. Say your name, the neighborhood and one reason the home stands out. It builds your personal brand with every listing.

Filming tips that make editing easier

  • Shoot vertical (9:16) for reels, and horizontal too if you also need a tour for your website or MLS.
  • Film in the morning or at golden hour, and turn on every light and open every blind.
  • Move the camera slowly. Smooth, steady movement looks more expensive than fast pans.
  • Record a few seconds before and after each move so the editor has room to cut.

How to edit it into a reel that sells

  1. Open on the hero shot, with a short line of on-screen text such as the price, the neighborhood or "Waterfront · Pool · Impact windows".
  2. Cut every one to two seconds through the walkthrough, matching cuts to the beat of the music.
  3. Use captions for anything you say, because most people watch with the sound off.
  4. Grade the color so rooms look bright and true to life, especially in Florida light.
  5. End with one clear next step, like "DM me for a private showing" or "Link in bio for the full tour".
